Visiting Pittsburgh to Check Out Rental Market

Hello there! I have been doing research about buying rental property in Pittsburgh. I am visiting Pittsburgh April 15-20 for a conference. I would like to meet some local investors and learn about the local market. Let me know if I can buy you a beer. 

I am coming from Bay area. And the cash on cash return on paper is a lot higher in cities like Pittsburgh or Chicago compared to Bay area. A lot of property can allow the 1% rule. In Bay area, having positive cash flow is next to impossible for 20% down payment. But in Pittsburgh, I think prospective future appreciation is low. My goal is to have decent return on my money and not having to devote a lot of time managing tenants. 

What has your experience been owning rental property in Pittsburgh? Any recommendation of neighborhoods that give good return and is pleasant to live in? Let me know if we can meet for beer!
