New investor from Denver

Hey Everyone! New to the real estate investing world. I have been ready a bunch of books and audio books. Also started podcasts from show 1 and am at 34 now. I’ve learned a TON. My wife and I live in the Denver area I am a construction superintendent working on getting my GC license and she is a property manager for east west urban management (I.e. the glass house downtown) We moved to Denver about 4 years ago from Avon. We have owned our current home for almost three years, we refied in November to pay off our car and debts. We have great credit(over 760) We plan on house hacking with his house and rent it and buy a fixer upper for our next house. We are looking to get into investing however the Denver market is crazy saturated and VERY expensive to get started. We were wondering if it would be best to start in maybe Colorado Springs and start with the brrr strategy or start with flips to build up capital. Or start out of state her family lives in the Wichita area and thought that would also be a good market to start. But is it wise to do a flip or brrr for your 1st investment out of state? Another issue is we are having trouble finding investors, everyone we have asked wants us to have at least two under our belt before they will loan us money. We don’t have a ton of money to start out about 12k which is no where near enough for anything in our area. Does anyone have any ideas for us? Thank you all for taking the time to read this post and for any feedback you may give!! We are very excited for this new venture and to make our way to financial freedom. And very excited to be apart of the BP community this seems like a truly great place to network and learn.
