Sort of new member from Southern California / Arizona

Hello all. I have been a member of BiggerPockets for a while now so not really a new member but have found my way back. I have sort of drifted a bit and most recently found myself delving into the FIRE community but always come back to RE. Thanks to a lot of financial podcasts my family is in a much better position. With a decent cash cushion and reined in spending we feel ready to move forward with real estate. 

We live in Southern California but are looking to invest in Arizona. More specifically Buckeye, Arlington and Tonopah area. My mother in law manages a few rentals in that area and would be able to help us manage ours. We will fund these purchases through a HELOC which I have been shopping around for. I expect the HELOC to be about 150k. Then, following the BRRRR method, we will refi out to pay down the HELOC and repeat. As far as finding these deals we plan to start with running numbers on properties listed on the MLS and make cash offers based on what works for us. After that we may go the direct mail route I'm not sure.

So I am back to immerse myself in the world of real estate investing, meet new people and make our lives and hopefully those we come in contact with better.
