Purchase Agreement - Where to get a template, How to fill it out?

Hi All - Can anyone direct me to:

1.) Where can I get a "Purchase Agreement" template?  Ideally, I'd like to be able to modify it with exit clauses and so forth.

2.) Directions as to how to fill it out?  Ideally, I'd like to read, or listen to, or view someone giving some "wisdom" as to how to use a Purchase Contract to one's advantage, i.e. putting together an "offer" and then filling that into the Contract form.   Are there any videos, podcasts, articles or blogs on this subject? 

I happen to be in Texas, so I guess that makes a difference for these forms, but still any advice from other states would be welcome as well.   Thank you!

What is it you are trying to purchase? It sounds like you have a lot of issues that an attorney could address for you. As stated the TREC forms are pretty good.
