Investing while overseas

Hello everyone. Semi-new member here. I've been lurking for the better part of the year. Reading the forums. Listening to podcasts and reading books. I'm in a very peculiar situation. As an active duty service member I have been stationed overseas (Europe)  for 3 years and have 2 more to go. During this time I have been very frugal. between investing safely and saving,  I have been able to save a considerable amount of capital. I normally Max out all retirement options provided. Real estate is the next viable option. I am 21 and the faster I enter the the game the more time I have to gain experience and get closer to financial freedom!! Originally from Oregon, I am looking at Florida, and the Midwest markets due to its higher cashflow margins and lower capital  requirements.  however, I am open to advice. I have come to three possible solutions. #1. Turn key rentals.  Great but lower returns. #2 creating a team and managing them while overseas. Nearly impossible due to operation tempo of my job. #3 buying in a growing area and hoping value goes up over time to sell in two years. However I am more interested in cashflow. Not my Forte. Am I missing anything? Any advice helps. Thanks!
