Decisions, decisions and more decisions

Hello BP investors maybe you can help me decide on the best route to go. I'm doing a cash out refi and I will be getting a good amount of money. I will payoff some ccs and use the rest of it plus an additional good amount that I have in my mm account to buy property number 4. In conclusion I'm curious to know if a SFH or a multi family home is the best way to go or something else?

Thanks in advance.
