Newbie from Boulder, CO. Looking to buy in Golden/Lakewood area

Hi my name is Scott Hibbert, I have been living in Boulder since 2008.  Bought my first house in 2010 for $391k with my wife at the time.  Divorced in Fall 2016 and had to refinance/buy her out of my house and sweat equity at a value of $650k.  I recently finished my basement remodel (the last piece to the entire remodel of the house) and plan to turn this house into my first rental and buy a new smaller house ($250k - $300k) as my primary in the Golden/Lakewood/Arvada area in the next couple months.  

I currently have one tenant living with me in my 4 bed/3 bath house in Boulder who wants to continue living here so the plan to to find 2-3 more people to fill the other rooms over the next couple months while I find a new place to buy or maybe buy a travel trailer and live/work out of it.

I have a full time job as a sports marketing manager in the outdoor industry but work out of my house and like to play in the mountains as much as I can.

I feel like I have learned a lot about home renovation/construction while owning my house for 6+ years and look forward to learning a lot more from this community.  I think my biggest lesson in home ownership is as nice as it is to update a kitchen or bathroom, always take care of maintenance items first like gutters and regular sewer clean outs.

My short term plan to buy a new primary residence that I can live in and fix before it becomes my next rental property.

My long term goal is $10,000/month is passive income, retire and travel around in a travel trailer from trailhead to trailhead mountain biking.

I have been listening to the BiggerPockets podcast for almost 2 years and look forward to participating in this community.
