New Investor in DC/Baltimore, but looking in Midwest as well

Hello, BiggerPockets community!

I just wanted to say how grateful I am for all the great advice and information you all so generously share.  I've been lurking for a while and I've been so impressed with the level of help and support you all provide one another.  I'm constantly amazed by how the experienced investors mentor the new -- instead of viewing us as competition.

My goal for this year is to purchase a turnkey buy and hold in the Midwest (OH, MI, IN) with seller financing if possible (or with some other form of creative financing if not). I also want to set up my LLC and begin working to build business credit.

I also want to find experienced flippers with whom to Joint Venture so that I can learn what it takes to rehab and eventually be able to take advantage of the BRRR strategy.

For the past 13 yrs I have worked supporting families who have young children with disabilities.  And, as represented by my profile pic, this is also my why for choosing RE investing.  As I do not have family of my own (only child, no close cousins, etc), I would like to set up a foundation that assists families who have children with disabilities to cover the costs for things that insurance won't pay for: respite care so parents can have a break, special diapers for the older kids, opportunities to hang out with typically developing peers (like gymboree), etc.
