Looking to get started in Lexington KY

I am new to the real estate business but have been extremely interested in purchasing homes (that don't require a ton of work), doing that work and then reselling them. How do you find private investors to help with the costs? If you get financing from a private investor how much interest is usually paid back to them along with the amount you borrowed? I do work a full-time job and we have a lot of properties for sale around this area that I think could make a profit. I am in the Lexington KY area. Suggestions? What are the pros and cons of buying vs. rentals? I had entertained the idea of purchasing a home and making it a rental property, sending everything I made from the monthly rent to help pay the mortgage down. Any help is appreciated.
