New to investing and I want to get started in Tallahassee!

Hi, my name is Monika and I am a current MBA Student looking to start investing in real estate investing, especially in the Tallahassee area. It's a college town so I figured it shouldn't be that hard to find tenants. I have begun doing research on a few properties, not sure if I should do a duplex or single home. I have even started talking to my local credit union about financing. I am very serious about this and am open and willing to learn so any advice is welcome!
