Learning while saving for first investment (Jacksonville Florida)

I am reading book after book to soak up as much as I can while I build the capital required for my first purchase. I have a partner with more disposable income than myself but she lacks the drive to become financially independent. I want to prepare a business plan and sample analysis to give her peace of mind and a boost in confidence. Any suggestions on how to accomplish this would be great! I am excited to learn more through this community!!
