Hi all!

I am Genevieve Cen, a new real estate agent licensed in New York State. I am particularly interested in learning more about wholesaling and flipping properties in the tri-state area. I have not made any wholesales in the past, so any suggestions/ tips are welcomed!

I live in South Brooklyn, which has a limited market for wholesaling. Therefore, my approach is to focus on the market in Staten Island and Queens. If you have any suggestion on my approach, please let me know.

Keeping things short and sweet, I will end my introduction with a quote from "Gone with the Wind",

Hello @Genevieve Cen,

Marlon suggested a great book. As a fellow agent, I have to say The Millionaire Real Estate Agent by Gary Keller is one of the best books out there. There is a ton of information to help you get off on the right foot as an agent.

I don't have any flipping experience but J. Scott's books on flipping and estimating rehab costs are also great sources of info.

As far as wholesaling is concerned, Find out:

  • Your target area;
  • ALL costs of a mail campaign (list, letters, postcards, necessary office supplies, postage, etc);
  • budget for 6 months-1year of mailings;
  • develop scripts for prospective sellers (what to say to them);
  • learn to track responses, follow-ups, conversion rates, overall campaign effectiveness, etc.
  • Build your team; title company, RE attorney, cash buyers, closing agents, etc.
