I have been following real estate for 15 yrs.  It's my day job and  fortunately it's my hobby, passion  also.   I've done just about all of it when it comes to single family homes. Managed properties, licensed agent, partnership in a Brokerage, wholesale, rehabbed (my favorite), negotiated terms, bought auction properties, short sales, ect...
