Hello, it's me...from Orlando
My name is Zack. I am from NJ but recently moved to Orlando to pursue graduate school in 2012.
I operate 2 internet companies. 1 is Amazon based and the other is an agency to help others sell online.
I recently became interested in real estate approximately 2 years ago and currently manage 4 properties in the Orlando area:
1. Warehouse in Apopka-Approx. 35,000 SF. 1 year left on seller financed part of mortgage. No plans yet to re-pay family financed part of the deal. Went from 50% vacant to +/- 1 vacancy since I began management and leasing duties. I'm hands-on with management, leases and financials.
2. Warehouse in Orlando - approx. 15,000 SF, across the street from Camping World Stadium, 2 tenants, event parking and vendor income. No debt. No vacancies. I'm hands-on with management, leases and financials.
3. Retail strip in Sanford - approx. 15,000 SF all 3 units occupied by long term national or state wide tenants. Recently refinanced. I'm hands-off with financials. I'm hands-on with management and leases.
4. Live/work in Baldwin Park - 1 condo, 1 office, 1 apartment. Recently purchased June 2016. No vacancies.
I am interested in learning about the type of investment units and financing strategies in the community. Based on my current property situation, I believe I am most interested in learning about commercial equity financing.
I hope to purchase my next property in the next 6 months. I believe I am interested in multi-unit (min 15) and possibly mixed use with retail/office and apartment/res on top. Of course I'm exploring anything that may be a good investment!
