Real Estate Agent
Hello All,
I am a Real Estate Agent based in Raleigh and the surrounding areas. I lean towards listing properties but have buyer clients as well. I am an aspiring investor wanting to specialize in multi-family units. My biggest goals for 2016-2017 are to find a mentor and have a income producing property under my belt.

Hello and welcome to BP! Your license will help you a litt bit on the front end of your jobs in investment deals but I have heard that you should let another Agent to sell your homes/apartments but you have to find somebody that is trustworthy.. Do you think that your current broker will let you be an investor. There are a few thins that you should do before you get started with investments. One of those things would be to form some type of entity that will protect you personally from filing or a judgement you might have against you or your business.
Never try to do everything yourself unless you have the talent. Do not cut any corners to make something of something will not hurt you financially. Get some type of a pre-qlimarlification loan letter that states your time needed to close and the maximum dollar amount will be useful to submit with your offers. Make a decision if you will office in your home or out of it? If you office from home it is important that you use it wisely and strictly formal.
Having a trustworthy Team put together will help you stay focused on income producing things. Just make sure your Team is local and experienced and will return your phone calls promptly. They are usually worth every penny paid. Always do the math analysis and try to look at your prospective properties before you make an offer or at least have a clause that will protect you for some time (usually about 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.
Right after you close on an improved property get an insurance policy that will protect you if there is a loss. As soon as you can comfortably do it or have it arranged, change the exterior door locks to provide you some safety. If the old locks are still in good shape, just use them at another address. Keep it complete and simple when you are offering. Time has been of essence lately so do not let that part frustrate you. Just know what to expect and what the seller wants.
