My name is Charles and I would like to say hello and introduce myself to the Bigger Pockets community. Got my feet wet back in the early 90s. It was a small 3 bedroom one bath single family lakefront with a large backyard in Orlando Florida. Learned how to rehab from working at an apartment complex painting and doing minor handyman jobs. The house was about to be demolished and was abandoned by my family but the payments were kept up. I rehabbed the home but it took me the better part of four years because I was fo acing my project with minimum wage earnings. When it was finished all the neighbors came to congratulate me on making the house look the best it had looked ever. Family members were now interested in the place. Naturally My mother rented it out for several years. Next my sister and her opportunistic husband talked my mother into selling the home to them for little profit. Soon after that happens the market crashed. By then I thought my dream as a real estate investor and house flipper was long dead. I had no clue how to raise any capital to start with another project. To top it all off the market crashes in 2008-09. Only until today I have been led back by a series of incidental situation. I feel I finally will have my second wind after 20 years. Am happy to have found this site and forum and I enjoy knowing I am a part of a great community that shares in my original life dream. I am seeking mentoring and am shooting for a chance to learn from Phil Pustejovsky. Thank you for reading and feel free to drop me a line if there is anything I can help with at all.     Justin Young It's awesome to see you on here. I started painting as a second form of income and I rehabbed a condo in Waikiki. I was curious and asked my massage client who was an agent and a broker about the property I rehabbed. Get this. The condo was bought in 2005 for 49k. It's listed for 450k. Wow. What a return. The owner is finally getting offers closer to what she wants after I rehabbed. I know how to rehab quickly cheaply and never fails to impress. I don't want to do painting as a business but I now have an entire arsenal to rehab a property right away and with my own sweat equity. Let's meet with my partner who comes from a real estate family one day. Looks like you are starting out. Since I've decided to become an investor again new dimensions have opened up to me. I would love to share my ideas with a fellow Oahu investor. Since I know you already I think I feel comfortable with sharing them with you. One of the plans is to line up foreign investors. My wife will be seeking investors from Japan. Thanks to so many resources I've found on the Internet the creative ideas are exploding. Justin I would love to tell you everything I have discovered. The Hawaii market is very unique and different from the continent. A little factoid for you: Waikiki has 70% of its property in need of rehabbing. Contractors are put off by taking jobs there because of lack of parking! Lol! We love our parking too much. Luckily I've devised a system to get tools and supplies into Waikiki without needing a parking stall. The condo that I last rehabbed the seller wasn't even going to rehab it! Because investors in Waikiki know the value will go up regardless of rehabbing or not. Since I rehab on the fly and on the cheap and top notch it will guarantee a 20% increase in value.
