Hello BP, I trust everyone is having a magnificent day. I have recently come onto the scene as an Realtor with Keller Williams and have been stricken with a strong interest in RE investing; mainly fix and flips and perhaps some wholesaling to start. In the future I'll be using buy and hold strategies. I am looking to network with local hard money lenders, contractors, buyers, sellers, and investors that would like to grow together. 

I'm here to educate myself on all of the fine details, for instance, I'd like to know how to construct a P and S in order to be conducive to a flip, with minimal risk on my end should it not work out. I also desire information on how to access to the best deals, not the scraps left by other investors. My current inspiration and knowledge is coming mostly from Keller Ink, MREA and FLIP: How to Find, Fix, and Sell Houses for Profit. Anyone from my area that is having success doing what I'm describing, it would be an honor to learn from you
