Buy, recondition and sell using 2 year land contracts

Hello Everyone,

I buy, recondition grandma homes, and sell them on a two year land contract in the Milwaukee, WI area. So my business model is a hybrid of a buy and flip and buy and hold strategy. I obtain maximum sale profits, maximum earned interest from the seller financing I provide, lower competition to the MLS properties and higher quality of buyers with larger down payments.

This business model provides my joint venture partners with far greater annual ROI on their funds than what they would get through traditional IRA or cash investments.
