Testing the waters in Bellevue, WA

Hello!  I've just joined the BP community.  I purchased my first home in Bellevue two years ago and have enjoyed the process of evolving and maturing the property so much that I'd like to continue with other homes.  I've done some research into real estate investment and think that this community will help me get started.

My intent is to invest via fix-and-rent and/or buy-and-hold properties in the Bellevue area.  My current limiting factor is our positively insane market - homes will receive multiple cash offers FAR ABOVE ASKING with no inspection clause.  With most homes lasting just a weekend on the market, I have less opportunity to be thoughtful and am forced to obtain inspections before I put in offers.  It's very stressful and time-consuming.
