Help with analyzing area

Hi all! New to investing want to research areas but not sure the best way to do that. Where can I go to find out if an area is "up and coming" or a great "place to invest in rental property"? Also - I live just outside Philadelphia and feel really overwhelmed with the amount of areas I could really spend time picking through. How do you just pick one?
