Just getting started in Long Beach, California

Hey everyone, my name is Lucas Connelly and I am currently renting in Long Beach. Seeing that I am  currently renting, it makes the most sense to start my journey at the interesting strategy of house-hacking.  I would love to get any help possible in this area. Books, podcasts, and conversations are my top three ways of acquiring knowledge so let me know if you have recommendations on the first two and the third just comes along with the replies. 

My goals of investing are to build enough cash flow to live off the investments. Since this is the case, I would like to house-hack a couple duplexes and then move onto bigger ventures. My "Why" is to help others get the opportunities to push their boundaries and chase their dreams. With that, I owe everyone a glance at my dream. Feel free to ask and I will oblige.

As of right now, I am looking for investing partners and lending partners to get this path started. Any advice in these regards is much appreciated and would someone please tell me where to find the nearest Real Estate Investment Club is that isn't $50 per meeting!
