Hello and welcome to BP!  San Antonio is one of my favorites rite places.  I have driven down there several times.  I was born and raised in Dallas Texas.  The market is kind of hot right now and the cash buyers have an advantage over financed buyers because they typically can close quicker.   Build a good relationship with the owner so he can feel good about you.  Always do the numbers and make sure they are real.  Explain to the seller why you are lower than what they are asking and make sure they understand why you are lower..  I am 59 years old and I found BP about 6 months ago and I am still learning what to do.  I think you are in a good place.  Try to get owner financing on your deals.  I got a college degree in business that emphasized real estate.  That same year that I graduated, in 1980, I got a broker license.  Regardless of what I had I felt more comfortable in the construction business.  I have been in the construction industry since I was 17.
