High-end flipper looking to share experiences with other like-minded founders in the in-town Atlanta area. The emotional highs and lows are a roller-coaster for any entrepreneur and it is very helpful to share these experiences with others. Even when success is seasoned and high, the roller coaster still runs different curves and loops. Many of you already experience the struggle to try to squeeze a fully-permitted Atlanta gut rehab into 3 months. Why turn to happy hour and use other vices as band-aids but rather share them with others so advice can be given and a weight can be lifted from your chest.
My stories range from trying to appease all 8 heirs to a probate acquisition... to showing up in the early morning to a Buckhead rehab with the back door kicked in and all tools stolen... to having no contractors show up for a week due to a myriad of excuses... to finding a lien on the property due to a previous owner... to the joys of dealing with historic district supposed guidelines... to listing a property in 2016 and finding out 80% of the "cash offers" are from wholesalers and digging to figure out who is a real cash buyer.
At the same time, the highs of listing and receiving a dozen cash offers within the first 48 hours is a rush that is hard to compare. These highs sometimes require a little luck but only because you've created your own luck. It can range from knowing how to time your Spring listing specifically between March Madness opening weekend and the Masters... to spending that extra 5k on landscaping to better showcase a feature... to bringing in that unbiased female (opposite sex) to give you feedback that you reluctantly applied to the design.
Finding like-minded founders is important to me as the experiences are easier to compare. Thus my version of mid-to-high-end in Atlanta is SFH acquisition range of $400-$1.5M and I usually focus on off-market, north of I-20, in very rough shape and in an elementary district of 8+ out of 10.
2015 was great but 2016 will be another level of performance! Let's get there together!
