Ive been listening to the bigger podcast for a long time and love the content.  There are so many unique strategies and techniques to real estate investing and that is one of the main reasons I am drawn to it.  To give you some background Im a residential contractor in southwest florida and I just purchased my first flip with my father... Its a huge project but we should make a 100k net when we are done with it.  My question, and Im sure this has been asked many times before so forgive me in advance.  Is it better to buy 2 properties for cash as long term rentals or use the leverage  and buy 4 to 6 with mortgages?  I know there are differing opinions on this but I would like some of the pros and cons of both, and maybe something other then the basic one strategy is more risky then the other.  Also I am 32 yo if that makes a difference
