Hi, @Shelton Powell.

Welcome to BiggerPockets!

I know this isn't the advice you asked for about closing your first deal, but here's my observation about becoming a successful wholesaler.  It only takes 3 things.

1. A determined, can-do, never-give-up attitude.  You've got to be committed to making it happen.

2. A willingness to work like crazy to find distressed and highly motivated sellers in a consistent and systematic way (e.g., bandit signs, direct marketing, etc.).

3. A strong commitment to build a long and accurate cash buyers list.

It's that simple.  

It's just not easy!

That said, I have had a front row seat watching a guy do Steps 1-3 here in Memphis over the past two years.  The secret to his success is that he got after it and stayed after it to build his business.  And now he's done so well that he's left a good job as a real estate agent to focus on wholesaling full time.  I know you can, too, if you want it bad enough!

Hopefully, some other posters will give you advice on closing Deal #1.
