Moving forward the right way

Hey BP'ers!  I have been investing in flips and all things real estate for about ten years, but haven't done it as a real business (though I've been living on flipping income for years).  I've struggled along and come to the conclusion that I have to have a real plan and goals associated with the future.  So, I'm starting fresh now.  Hope to be of service to anyone who needs me while sharing my journey.  Here's a quick snippet of my course forward...

1. Stop living on flipping income (and robbing my ability to get ahead), by earning my monthly income through other sources (wholesaling, agent commissions, construction).

2. Do a flip and use the profit to buy one rental at a time ($20-$30K down payment with conventional financing).

3. Start building small spec homes locally (financing through private money).  Selling via partnership profit splits.

4. Build up cash flows and equity as I go until I have an appropriate reserve account for rentals plus more than enough monthly income from cash flows.
