I'm a developer who learned lessons during the 5 year downturn. Having converted all my apartments to condos between 2001 and 2006, I went into residential. My timing was off so I now want to get back to my roots, buying and renovating apartment buildings for a sustainable NOI and good Cap rates. Because I'm a licensed contractor I believe there are substantial gains to be made - building :ground-up" apartment communities. I'm interested in working with like-minded investors to re-build my wealth so together we can create an income machine, sustainable through all real estate cycles, keeping the company private so internal decisions are stream-lined when direction changes are needed.
