My name is Jamie and I currently live in Sacramento, Ca but moving to Georgia in about a year.  New to the game and have partnered up with a very good friend of mine and old business partner.  We are looking to do some flips but mainly buy and hold.  Flips more in CA and rentals more in GA.  Any and all advice is wanted.  In the research phase and looking for lenders etc.

@Jamie Spitale  My advice is not to take advice from anyone regarding where to/not to invest.  I'm constantly amazed by the diverse strategies for investing in real estate.  One person's trash is another's treasure.  Your goals, strengths, and weaknesses should drive your strategy, not somebody's opinion on where you should invest.   

Experienced landlords with good knowledge of Atlanta's "path of progress" can do very well investing in tougher neighborhoods, while a newbie landlord could be eaten alive.
