Never invested but I want to start

Hi, I currently work nights but don't make nearly enough to finance any deals so I would need a loan but I also have debt so it seems my only option would be a hard money loan but I have good credit just below excellent...

I am not sure where to start because I don't want to stay in michigan, where I currently live. So I was considering ether house flipping or wholesaling since it may be difficult to manage properties from another state if I move.

If I found a house I would have no idea how to evaluate it or what questions to ask when finding a house to flip let alone the financing. I'm sure this has been asked a million times but that is my current situation.
