New to BP: New to the Great NorthWest!... again?

Hello BP!

Since there is no way I can do conventional financing, I joined BP to learn more about creative financing, wholesaling and other types of investing that I can get into with very little cash and or assets.

I do have a small amount of cash reserves to work with but absolutely can not gamble with it. I also have access to/use of about 7 acres of mineral rights in Oklahoma, a small portion of which is paying oil and gas royalties.

I need to learn how to leverage this while having zero income and bad credit including a foreclosure 13 years ago. I already determined to create an LLC to shield my investments from my personal finances but haven't done so as of yet due to lack of income.

I don't see the lack of income changing any time soon as my full time job is caring for my wife for the past couple of years and for the foreseeable future until such time she needs to be placed into a care facility.

But to get back on track, I have been interested in and following real estate investing since the turn of the century! I bought into a couple of those real estate guru programs and got all starry eyed and jumped right in buying a duplex for zero down and actually put money into my pocket.

A series of unforeseeable events ended up landing me in foreclosure world and unemployed. This scared me away from investing for quite a while. Several years later, I fell into an owner finance deal where I actually made some money in the long run in payments.

Now I am living in Oregon and hoping to be able to do some investing here where RE values are much higher than Oklahoma. I know it won't be easy, but maybe I can figure it all out with a little help.
