Hello all! Thank you for this site and the collaboration of successful RE investors. I already have and look forward to learning about RE investing. 

I'm from Southern Indiana and a career firefighter. This affords me a secure income while having time to work on flipping. 

One question I do have is;

Who uses hard money in Indiana and what experiences have you had with them? I realize there are brokers on here but I'm looking for user experiences and reviews. I've been burned in the past and lost "upfront fees" from a hard money provider. So, I'm sure you can understand my apprehension.
