Hello everyone!

I signed up a few days ago and have been marinating in the information here! What a great forum!

I've always had a keen interest in real estate, but this past spring I got my real estate license and am having a blast! As my husband says "I don't know why you didn't do this a long time ago!" I absolutely love it and it's going very well!

A little background -- I live on a family farm in a somewhat rural area, where my husband and I raise horses. The county seat is where the real estate office is (25 miles up the freeway from home), so I am spending a lot of time there. (Way more than I anticipated!!) I also have experience in internet marketing, web site design and some various odds and ends.

My goal for this year is 2 to 4 house flips (which we have wanted to do for many years), and eventually (past this year) to acquire some rentals to keep.

The inventory here is not like a big city -- but I've been keeping a close eye on things (for way longer than I've had my real estate license) and I see that it is really hard for people to find lower priced homes that are "decent" at the very least. So for our first "flip effort", we've just made an offer on a newer manufactured home (an REO) that I feel, after putting together a CMA on it, the ARV will be at least $130k.

My offer was submitted yesterday.... so now the "fun" of waiting. (I am notoriously bad at waiting.) Fortunately I have a full weekend of house showings and company, so that should help pass the time!
