New Member in Portland, OR

Hi, BP! I've been lurking through the forums for almost a year so this introduction is certainly overdue. My name is Clare and I am originally from Kansas City, MO but am loving life in the Pacific Northwest! I live in Portland, OR and am looking to start my career as an investor here. I currently work for a top-producing commercial broker (in an assistant capacity) but do not have interest in working for a global firm long-term. I've been told I would make a fantastic broker... however, I am extremely self-motivated and to be blunt, am tired of letting the actions of others (or a corporation) control my financial destiny.

My short term strategy is to begin wholesaling to generate cash flow; long-term I am interested in building a mobile home park portfolio. I've been researching strategies for both for over a year now and am finally ready to take action. I am very interested in wholesaling without using any personal capital and am open to any suggestion on how to get started. I have an MA in communication and love the negotiation/people side of deals but need to establish a linear process for action instead of letting "big ideas" take over. I do find the stark contrasts between the Kansas City and Portland markets a bit of a challenge but I am up for the task. Additionally, anyone with expertise in the probate process... I would love to hear from.

I've read the getting started pages here, am going to start attending REI meetings here so I seem to have the basics covered but am always open to going over potential blind spots too.
