My name is Zachary Blackburn and I have started the journey known as Real Estate Investing today, November the 6th of 2014.

Seeing that I am merely 20 years old with little experience in the field of real estate, I have easily come to the decision that wholesale real estate investing will be the first niche that I take under in my journey. I'm not looking for a get rich scheme of any sort, more of a dedicated hobby that could translate into a future career. I believe it could be a great way to dive into the world of real estate and begin to learn from experience. 

With my current connections in real estate in Owensboro, I think I can start networking at a pretty good pace to find potential buyers and start building a list. With my energy and abundance of current free time, I also believe that I can put in the nitty and gritty work needed to find motivated sellers as well.

I've read the book that can be downloaded from this excellent website, and I've already written up the contract verbiage for a purchase and sale, assignment, and a flex option for the seller. My next step is to find a good title company or attorney to review them TODAY so that I can start moving into neighborhoods and find distressed potential sellers.

I think I'll work on business cards, a website, a twitter, and a facebook page once I prove to my self that I can do the leg work required to obtain a contract and re-assign it first. 

There's not many foreclosures in my area right now but the market is riding a high point. I believe I have a couple of good mentors that I've already spoken to that has me in their best interest. If any contributors to BiggerPockets has any newcomer advice I may have missed in forums or the book, I'm all ears! 

My first big question: Should I be more focused on finding a good deal, or a couple good buyers first?
