Hi,
I stumbled across this site the other day and was pleasantly surprised with the advice, guidance and humility of the members here. I have been interested in Real Estate Investing for quite some time with the idea of using it as a retirement plan, but have only recently made the decision to ultimately pursue it as a career.
I purchased my first home in 2011. It is a small brick SFH in the city of the largest county in Maryland with an apartment in the basement. I lived in the home until recently, renting the basement apartment out for 50% of the mortgage. An abrupt change in my financial situation forced me to vacate the upstairs. Though my living situation is currently less than optimal, the move allowed me to rent out the house in full. I am currently seeing 54% ROI per month which has helped to maintain my situation while I rebuild my financial foundation.
I am currently working two full-time jobs in order to save as much cash as possible to purchase my next property, while going to school full-time in pursuit of dual Bachelors degrees in Finance and Marketing. I plan to enter a Masters program in Real Estate Development upon completion in 3 years. I am sitting for my RE state licensing exam in less than two weeks. My two jobs will merge into one over the next few months and I will be working in Operations Management on a 5 year growth plan while I complete my degrees. I should be done with school at the same time that my income in that career path peaks; at which point I plan to focus my career trajectory towards a RE Development role full time. In the meantime, I plan to stick around here and pick as many of your brains as possible.
In regards to some of my vague and ambiguous details, while I understand the pitfalls of doing so, my situation requires me to be cautious of what I post online in public forums. With that being said, I look forward to my time here and I already appreciate all the knowledge I've gained just by browsing over the past few days!
