New Investor Hoping to House Hack in Portland, Oregon

Hi all - I'm a physician who has just moved to Portland, Oregon a few months ago. I am hoping to get into real estate investing long term with the goal of having more financial independence and building some equity. I stumbled on BiggerPockets recently and have been humbled by the camaraderie online! I am hoping to find a real estate agent (and mentor) to guide me through finding lenders, helping with market analysis and giving me other tips as I start this process. 

A few pertinent details: I should have $50K saved up by the end of 2025. I have ~$240,000 in medical school debt but am not paying anything because my loans are in forbearance. If and when I start paying loans, I'll probably be paying about ~$2500/month. I'm saving aggressively til then.

My tentative strategy and buy box at the moment: I want to house hack. I'm hoping to purchase a Duplex (or single family home with ADU). I am hoping to spend $400-800K on a property. The property should only have a common yard, a separate W/D for each unit, separate meters, be vacated, be in either Beaverton or Portland (leaning Portland given that it may be useful for short term rentals later...), and have 3+ bedrooms and 2+ baths. Ideally it's distressed and I can put in money for renovations to bank on appreciation. Would like to have some cashflow in the future, but am okay to do this a proof of concept initally before focusing on that.

If anyone has any advice and connections, please let me know! Appreciate the help in advance!
