Brand new to real estate!!

I would love any advice for a newbie! I'm looking to build a business of real estate investing and private money lending. I am open to learning different exit strategies for my real estate purchases. Also need info on best methods for getting JV partners and my own private money to help finance more purchases. But first I jsut need to get started finding that first property! How do you find the right purchase?
