Complete Newbie just getting started

Just discovering FI. Realizing that in order to even reach traditional retirement real estate will need be a part of my portfolio. I realized that things can change and I don’t need to be locked into my current path, even in career. 
My goal is to buy a duplex, living in one half and rent the other half. This just makes sense to me. 
I need to gain a better understanding the local real estate market.
