New Member Semi-Experienced Investor (Long Beach, CA)

Hello Everyone! My name is Brandon Park and I have been interested in REI all my adult life. I got my Broker's license out of college (I am in my 50's now). License long since expired. Tried the sales thing a long time ago but it didn't work out for me.

Regardless I've still pursued investing and small business ownership over the years and have owned multiple properties throughout my life. My current investments are a 9U in Zaferia and a 4U in Bixby Knolls. Each has its pros and cons and owning just these two properties have taught me many many lessons about Multi-Family ownership. Life keeps teaching me more though!

I would like to semi-retire asap from my day job (own a print shop in Torrance). I feel that I am one refi away from doing so but despite decent LTV's on the properties. My DTI is higher than normal due to shouldering debt to cover two tenant turnover remodels and some payroll for my business. I've stabilized that hemorrhage and have made good progress to reducing this debt but a recent chat with a conventional lender didn't seem to yield any options due to the DTI issue.

I would love to hear from any lenders that can offer assistance with a loan to consolidate this debt (~100k). There is plenty of equity in the 9U, the 4U, and my primary residence. All have only the primary loan, so a second, a HELOC, or some other product with decent APR would be great. Due to the DTI, DSCR loans are welcome.

I am also open to any professional meetups or discussing any deals that may help us both. Look forward to chatting with like-minded hard-working investors and real estate professionals.
