New RE Investor (VT Based)

Hi everyone! I've been listening to the BP podcast and reading up on RE investing for almost 6 months now and I feel ready to jump in, but I'm hesitant with the current sentiment about rates.

I'm looking to invest both in and out-of-state here in Vermont. Primarily in Upstate NY and southern VT for now, but open to anywhere as I'll be using property management and I am confident in my networking abilities. I've determined that due to my somewhat unique funding that a DSCR loan may be my best bet. I'm looking to connect with anyone who has experience with these types of loans in addition to anyone looking to build out their network as I am.
