Ready to Learn about Real Estate

Good morning. I'm Caleb, from Idaho. I'm 30 with a family of four, just bought my first primary home this year. I've always been interested in rental property, but I'm nervous to make a commitment that could put my finances on the line.

I think my ideal investment is a fix up duplex. I grew up a Carpenter, so being able to rent a unit and fix the other seems like a low risk option for getting started. 

Finance is the big roadblock. Saving 20% down for an investment seems almost impossible today. With my mortgage eating half of my income, it sounds crazy to take a second one. 

I'd love some advice on financing options, risk mitigation, and property research. I'm a project manager by career, so I know with proper preparation, anything can be successful.
