Hello everyone!

I'm 28 and new to REI, aiming to buy 2-3 properties before 30. I just got pre-approved for a property, but finding cash-flowing deals in metro Atlanta has been tough, most are barely breaking even or showing negative cash flow. Should I shift focus to appreciation and equity growth instead of cash flow? Any advice would be greatly appreciated!
