Well-read Newbie Stuck in Analysis Paralysis!

Hey BiggerPockets Fam!

My name's Cody, I have been listening to the podcast for years, and I've read all the books. I'm a single father, been raising my two daughters since they were born, and am ready to start building my wealth through real-estate. I feel like I have all the knowledge, but I have still not found that first deal! Please help!

I have started my investing by doing a bit of house-hacking, renting out my basement, but I am ready to get that first property. My problem is that I have been looking in my hometown because I thought I wanted my first property to be close by to make it easier at first, but I am thinking I need to look in other markets. That being said, I don't have much knowledge of other markets and don't know where to look.

Any help, advice, properties would be greatly appreciated! I am ready to take that next step towards F.I.R.E and set my daughters up for life!
