Welcome to the forums and congrats on diving into the Detroit market! I invest in Detroit as well, and it's a city full of opportunities if you take the time to understand it.
A couple of quick tips: Get familiar with the neighborhoods—Detroit is very block-by-block, and the difference in property conditions or tenant quality can be drastic just a few streets apart. Building a strong local team is crucial too. The right property manager and contractor can make or break your experience, especially when you're starting out. Vet them thoroughly and, if you can, try to get referrals from other investors.
Also, take your time. Detroit can be tricky to analyze, and some deals that look good on paper might have hidden pitfalls (taxes, rehab surprises, etc.). Move slow, ask lots of questions, and don't be afraid to pass on a deal that doesn't feel right.
