Hi everyone!

I’m Elani, and while I’m not new to BiggerPockets, I’ve never officially introduced myself! I’ve always been interested in real estate investing and have been saving up while living with my family for the last couple of years. My dad wants to sell our home around January or February, so I’m planning ahead.

I run my own clothing business, so I don't have a W2 job—I've heard that can make it harder to get a loan. I'm considering a place with a basement or an ADU for potential house hacking, just hesitant about renting out part of my home.

I’ve been reading and listening for years and feel overwhelmed about where to start. I’d appreciate any advice on getting started, local meetups (I’m outside of Atlanta, zip 30152), or tips to navigate this journey. Thanks in advance!

Consider options like Bank Statement Loans, Debt Service Coverage Ratio (DSCR) Loans, and co-signing. House hacking can offset mortgages and build wealth. Start with a duplex or property with an ADU and connect with local real estate investor meetups. Use resources like BiggerPockets webinars, books, and mentorship. Take small steps consistently to achieve your goals.
