Cleveland based investor looking to BRRRR various assets for the long run
Hello everyone,
My name is Themis Kosmidis and I have recently moved to the Cleveland area. I have over a decade of experience in strategy consulting and in real estate underwriting for new acquisitions and ground up developments. My clients are mainly real estate developers, PE funds and individual investors doing syndications and my core skill is in real estate valuation / due diligence across real estate asset classes.
The time has come for me to start investing in real estate and before doing so i'm looking to build a strong and dedicated team of partners: agents, lenders, contractors and property managers mainly in the Cleveland area (but also open to markets within a 2-3 hr drive away) that already possess an excellent track record in their line of work and that value long term collaboration. In return for excellent service I'll be offering repeat business and I'll happily provide referrals to my existing investor network for those top performers. Can't think of many better things other than my entire team achieving success time after time!
To be more specific about what i'm looking to do: My 1-2 year goal is to employ the BRRRR strategy with SFHs and Condos by buying distressed / highly undervalued properties that need work (preferably all-cash) in low crime areas with strong rental demand, renovate them within budget (again preferably all-cash) and get them rent ready before refinancing them at the highest ARV possible. And then repeat. Certainly nothing ground-breaking in terms of ideas here, however I'll be very hands on (and on site) during the process to make sure that every step of the way is executed to a high standard and very carefully.
Once I've hopefully developed a successful track record and gained experience, my next goal would be to move on to commercial assets (think multi-family, industrial etc) so that I can leverage my existing investor network and real estate knowledge to raise 3rd party equity and take on bigger projects. Working with me can very much turn into a long term engagement for the right people. I already make a living out of real estate and I'm not planning on ever leaving this space, I'm here to stay. I'm also very open to meeting other investors and to exchanging ideas.

Hey Themis, it sounds like you already have a solid foundation in real estate from working in the commercial industry, so it should be a pretty smooth transition into doing your own investments.
I would put a lot of focus on building out your team of contractors. There are a lot of inconsistent contractors, so really spend some time vetting them. When you find good ones, try to always keep them busy.
