Part-time investor, Full-time husband, father, and pastor
Just a quick introduction to the BP community. I have lived in NWA for almost 20 years and love this area! I work as a full-time worship pastor and I I've flipped a few houses over the years and looking to do more deals and move into some buy and holds in the next few years. What I love about flipping real estate is the problem solving and making a home beautiful again. Turning into something a family can love.

What's the most interesting problem you've ever dealt with on your flips?
That's a hard question to answer because each house brings its own unique problems. The most interesting issues involve communication with subs. Since I'm a part-time flipper and work full-time, sometimes I'm can't be fully present when a project starts. I've had some crazy misunderstandings between me and subs. One time, I sent a video to a sub that was supposed to gravel a parking spot beside a cement driveway. I even outlined the spot in orange spray paint. The sub was delayed a few days and I couldn't be present to make sure he laid the gravel in the correct spot. He responded that he received the video and that he understood. I returned a few days later to find that he had spread gravel across the front yard and under the front porch! No, he didn't spread gravel next to the driveway. We worked it out, but that was frustrating! What's been your most interesting real estate experience, Max?
Oh man, I have a roster but it is early in the morning lol. The most recent one is the duplex we may buy shortly. Sold last year without us a putting in an offer on it because the list agent didn't call me back, and they sold to the tenant living there. The guy trashed it within one year and did 100k worth of damage. He put a tenant in the other unit that now needs to be evicted, it's now worth 50k less than what he owes..urghh!
Otherwise my dad owning rentals all throughout childhood always had some funny problem in one way or another. I'm sure I'll remember some good ones throughout the day
