If you are looking to get started I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre. The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

Awesome! Careful on the 4 units in Cleveland. They have poor parking setups, smaller units, generally need a lot more TLC etc. If you find a good one which is rare jump all over it. if not stick to the duplexes.

Hi Armando, that's amazing that you're looking to buy your first 4-unit. In addition to Cleveland, OH, I would recommend looking into Columbus, OH as well! Great macroeconomics - population growth, job growth and lots of companies moving here. Landlord friendly rules because evictions are quick - won't even take 12 mos. Lots of positive cashflow rentals that hit the 1% rule with tons of appreciation. I'm happy to connect and answer any questions you may have!

Great Stuff Armando. The first step is to get out of your comfort zone. Cleveland is known for its strong cashflow. Look into Columbus if you looking for equity plays and strong appreciation.
