Newbie Investor Can't Afford BC

Born and raised in BC but thinking of investing out of province for my first investment rental property. I can do an 80k DP but don't know where to invest. I'm thinking it's better to do 25% DP on a smaller place than 10% DP on a bigger one so my options are apartment or small townhome. How's Calgary for investing in?
