Looking for investment in Miami

Hello 

I'm kind of new to the investment even though I own two properties including my residence . I do have stable job ,saved cash and access to money as well 

I would like  to get some advice on how to connect with investor friendly realstate agent who also has investment. I will be using his service 

All advice will be appreciated 

and also if any one knows the next schedule for Miami real state investors meet up

Hi

Investing is great when done right.  Active investing requires research, you need a team. Fliping houses look great but you need to find the deal, rehab fast and at an efficient price. Then sell for the right price. Or buy and hold passive income and sell at the best moment.

Team deal finder, realtor, title company, fiancing group, GC jobs need permits, realtor to sale. 

Simple and clear then you make 30% to 50% profits.

Hi @Elizabeth Bobo, welcome!! You're in the right place this is where I started when I was new.  Now I'm a full time agent and have been working in Miami for 4 years now. 

First, do your research and look for agents who have experience working with investors and a solid track record in the location you're looking at. You can check their online profiles and reviews to get an idea of their expertise and services.

How are your medium-term rentals going in South Florida? We have a few in Denver and Colorado Springs (and my wife wrote a book about them, aptly named Erin's Guide to Midterm Rentals.) I'm always interested in how they're performing in different markets.

The market is great for medium-term rentals down here. We have so many hospitals in very short proximity of each other. I'm actually working with a BP member who is trying to buy his second medium-term rental. I'm currently working on a fix and flip within a mile of a major hospital but now I'm thinking that I might BRRRR it and do the mid-term rental with it also.

@Adam Schooley I am also doing renovation on a 3plex. Which I originally though of renting long tem but i am also near a hospital the hollywood beach and restaurant bars. Hoping I can BRRR within the year although not sure. What LTV are you looking at on the refi?

I'm looking at 75% LTV on this particular property. It is a single family home. The investor I'm working with is looking in the Hollywood area also.
